The garage door track is an important part to a properly functioning garage door system. The track helps insure the proper alignment of the garage door and helps in the smooth operation as the door travels upward and downward.

GARAGE DOOR TRACK ISSUES

If the tracks on your garage door at home become too tight to each other, it could cause the door to bind and not open and close correctly. Alternatively, if the tracks become too loose, it could allow the door to fall. The garage door tracks also influence the seal of your garage. If the tracks are located too far away from the jamb, a gap might appear between the door and the weatherstrip. If the tracks are too close to the jamb, the door may rub and not open and close properly.

With all metal components, overtime they can wear down. Garage door tracks are no exception. You can extend the life expectancy of your garage door track with annual maintenance, however, if not properly maintained, there may come a day when it needs to be replaced. Replacement may be necessary immediately if accidentally backed into.

The vertical garage door tracks are held in place by jamb brackets which are attached to the door frame. The horizontal garage door tracks are secured to the ceiling through various options, most commonly pre-punched angle. For the proper function of the door, the tracks must be parallel to one another.

TYPES OF GARAGE DOOR TRACKS

Depending on the amount of space available above your garage door opening, different track configurations may be required.

Standard Lift: This is the most common track configuration. Typically 15″ or 12″ radius track is used with torsion or extension spring systems.

GARAGE DOOR TRACKS

High Lift: In instances with excessive space above the garage door opening, high lift track can be used. This is a great option for homeowners looking to install car lifts. Specific engineering must take place when replacing standard lift track with high lift track. Drums, cables, and springs are just a few things that will need to be replaced, in addition to the track.

Low Headroom: When faced with just a few inches to work with above the garage door opening, low headroom track can be utilized. This configuration typically has horizontal track two separate “channels”; one for the top rollers to glide in: and one for the remainder of the door rollers to travel in. As a result, the top section is able to turn horizontally more quickly than standard lift track to accommodate for the low headroom conditions.
